Student Thanks Prosper for the Coaching and Training

The real estate course and the coaching from you started me on a path that is nothing short of amazing over the last year and half. A couple of months after joining my local real estate investing club (which was one of my assignments), in April 2007, I met a real estate investor from San Diego who specializes in investing in the Go Zone (MS where Hurricane Katrina) did so much damage.  He and I hit it off fabulously.  We realized that there would probably be some grant $ for disaster relief.

To make a long story short, we found a pot of money through Housing and Urban Development that was given to the State of MS ($262 million) called the Small Rental Assistance Program.  The $ is to rebuild apartment units that were destroyed by the hurricanes.

With my grant background I was confident that we could help people apply for this money and with his real estate background, he was confident that he could find some developers and investors to work with. So, we found a couple of developers who were offering duplex properties to investors and the properties fit all the eligibility criteria for the funding.  We offered to put together the applications for the investors as they were kind of complicated.

At the end of Oct. 2007, we submitted 90 applications for 90 investors, totaling $7.154 million in forgivable loans. They are still waiting on the official awards, but everything we’ve been told is that they are all going to be approved.  Each investor will get what amounts to $70,000 in free money on a $225,000 property. Not a bad deal.  As long as they follow the guidelines for renting to moderate-income people over the 5 year period of the loan, they don’t have to pay it back…so it’s pretty much free money.  And, my partner and I, in offering the service made $120,000 in 16 days, processing people’s applications. Not bad, huh?

Based on that success, we’ve started three companies - Real Estate Grant Specialists (specializing in grants for real estate), The Grant Connection (provides traditional grant writing services like I’ve been doing for years), and a nonprofit called Homes That Change Lives, which focuses on special needs housing. We are holding a 3-day real estate grant training event at the end of September in Irvine, CA and we expect to have 50-100 people there, which should be pretty lucrative as well.

I can’t thank you enough for the coaching and training. I really believe that if I had not enrolled in the course that I would not be where I am today, so I am very grateful, very grateful.
